Make Your House-Hunting Trip to 14 Wing Greenwood Count

A House-Hunting Trip (HHT) can be a short window to compare homes and get a feel for the Annapolis Valley. Once your dates are confirmed, I’ll make your search a priority, plan showings around the time you have here, and do my best to adjust if your schedule changes or a promising property becomes available.

Before you arrive: Make sure to speak with a mortgage professional before your trip about pre-approval, a comfortable monthly payment and closing costs. This can help us focus showings on homes that fit your budget and priorities. We’ll talk through your budget, home priorities and any work-related location requirements, then organize the search around the communities and properties that may fit.

While you’re here: As you view homes, I will help you compare layout, visible condition and setting. It can also help to consider the drive to work and the everyday services your household will use.

If someone can’t attend: I can walk through a home on video and send you my tour photos, videos and notes, so you can review it together. A virtual tour is useful for comparison, but it does not replace an independent home inspection.

Before your trip, check the current Canadian Armed Forces Relocation Directive for HHT rules and confirm what applies to your move. For information about military housing in Greenwood, visit the Canadian Forces Housing Agency’s Greenwood page.

When You Find a Home You Want to Pursue

Once a home looks like a serious possibility, I will help keep the next real estate steps moving: prepare and submit an offer, coordinate access for an inspection, and keep track of key dates. You’ll work directly with your lender, insurer and lawyer on financing, insurance and legal advice, and confirm any relocation requirements with your relocation provider.

This buyer’s house-hunting trip took place during a major snowstorm. Over three days, we viewed properties and navigated unplowed roads and driveways.

Choosing where to live near 14 Wing Greenwood

A posting to 14 Wing doesn’t necessarily mean living in Greenwood. Depending on your role and any duty-related location requirements, you may be able to consider communities from Berwick, through Aylesford, Kingston, Greenwood, Middleton, Lawrencetown and Bridgetown. Some military households also consider communities over North Mountain toward the Bay of Fundy or rural areas south of Greenwood.

Check any location requirements that apply to your position, then compare the communities based on commute, services, property type and the setting you want.

Greenwood and Kingston

These neighbouring communities are close to 14 Wing and provide convenient access to local services. Homes and rural properties in the surrounding area give households options beyond the town centres.

Aylesford and Berwick

Aylesford, Berwick and nearby communities offer another area to consider east of Greenwood, with a mix of village, town and rural properties.

Middleton and Lawrencetown

Middleton, Lawrencetown and the communities around them offer town and rural settings west of Greenwood. The right fit depends on your commute and the services or property style you want nearby.

Bridgetown and surrounding Area

Bridgetown and surrounding area extend the search farther west, with small-town and rural property options.

Bay of Fundy communities and areas south of Greenwood

Some households also consider communities over North Mountain on the Bay of Fundy side, or rural areas south of Greenwood. These settings can differ considerably in services, access and travel needs, so it’s useful to consider the specific property location.

School Catchments and Bus Service

Moving with school-age children? The school serving your family and eligibility for school bus service can depend on the home’s address. Use the Annapolis Valley Regional Centre for Education’s Find Your School tool to check a specific address, then confirm details with AVRCE.

Property Details to Check When Buying Near Greenwood

Homes in the communities around 14 Wing range from properties with municipal services to rural homes with private systems. When you’re comparing properties, find out how each one is serviced and whether any systems need further investigation.

For rural properties, questions about wells and septic systems, heating, road maintenance and internet access can depend on the specific address. My articles on well and septic systems, heating a home in Nova Scotia and buying outside a Nova Scotia town explain some of these local considerations.

Selling Your Home When You’re Posted Out

A posting can mean preparing to sell your Annapolis Valley home while organizing your move and next home elsewhere. Planning the sale around your dates—and deciding how the property will be managed if you leave before it sells—can make the process easier to coordinate.

Plan around your dates: We will discuss the likely timing for preparation, photography, listing, showings and possession, based on your plans and the property.

Prepare for showings: Before you leave, consider how buyers will access the home and who can handle practical needs such as lawn care, snow clearing or urgent repairs.

Stay informed from away: I will keep you updated on showings, feedback and offers while you’re out of the area. If the home will be vacant, check with your insurer about its requirements and arrange for someone local to check on the property.

Every sale and posting timeline is different. My guide to selling a home in Nova Scotia explains how I work with sellers and what to consider when preparing a home for sale.
