Planning Your Home Sale Around a Posting

The main steps of selling are familiar: plan, prepare, market, review offers and complete the sale. A posting can add questions about when to begin, what to handle before you leave and how to keep decisions moving from away.

Timing may still be uncertain

You may know a posting is likely before every date is confirmed. Starting the conversation early gives us time to discuss possible timelines without choosing a listing date too soon.

Some preparation is easier before the move

We can review your home and identify which repairs, organizing or presentation items may be worth prioritizing before you pack or relocate.

Your sale may continue after you leave

If you move before the sale is complete, we can plan how to handle showings, feedback, offer discussions, paperwork and updates while you’re away.

For the steps that apply to most sellers, see my Selling Your Home in Nova Scotia guide.

A Practical Timeline for Selling During a Posting

1. Talk through timing while plans are taking shape

You can reach out when a posting is possible, even if you don’t have final dates. We can discuss your home, your goals and what information would help with planning—without setting a listing date too soon.

2. Review the home and preparation priorities

We can look at the property and decide which repairs, organizing or presentation steps make sense for your home and likely timing.

3. Set a pricing and launch plan

As your timing becomes clearer, we can review the local market and agree on a pricing strategy and a plan for bringing the home to market.

4. Keep the sale moving if you’ve relocated

If you leave before the sale is complete, I can coordinate local showings and updates, review feedback with you, and help you work through offers, conditions and closing steps. You remain part of the decisions while I’m here to handle the local details.

Preparing Your Home for Photos and Showings

Getting ready to sell while planning a move can feel like a lot to take on at once. I’ll help you focus on the practical steps that fit your timeline and budget, so buyers can see the home clearly.

Before photos, we can clear counters, open curtains, turn on lights, make beds, tidy the entrance, and put away personal items and valuables. Before showings, a quick reset of dishes, laundry, blinds, and lights—and a plan for pets—can help the home feel ready without needing it to look perfect.

If You Move Before Your Home Sells

  • Showings. I’ll check in with you about showing requests and look after access as usual. The key will stay in a lockbox I manage. Before you leave, take any personal papers or valuables you’d prefer not to leave in the house.
  • Plan for routine upkeep. Arrange for someone to check the property and handle seasonal needs such as lawn care or snow clearing.
  • Check with your insurer. Tell them the home may be vacant and ask what steps your policy requires.
  • Review utilities and services. Decide what needs to stay connected while the home is being shown and maintained.

Questions About Relocation Expenses?

The Canadian Armed Forces Relocation Directive includes rules about expenses related to selling a home. What applies depends on your move and your individual file. Before committing to an expense or assuming it will be reimbursed, confirm the requirements with your official CAF relocation contact.

I can help with the real estate side of your move and provide sale-related documents. Your relocation authority can confirm your eligibility and any approval or paperwork requirements.
